Newcastle Stays – Terms & Conditions

These Terms & Conditions govern all bookings made with Newcastle Stays (“we”, “us”, “our”). By making a booking or staying in a property managed by Newcastle Stays, you (“the Guest”) agree to be bound by these Terms & Conditions.
1. Bookings & Payment
1.1 All bookings are subject to availability and confirmation.
1.2 Full payment is required prior to arrival unless otherwise agreed in writing.
1.3 Prices are inclusive of standard utilities and council tax unless stated otherwise.
1.4 We reserve the right to cancel any booking due to circumstances beyond our control, in which case a full refund will be issued.
2. Identification & Verification
2.1 We reserve the right to request valid photo identification from the lead guest.
2.2 Failure to provide satisfactory identification may result in cancellation without refund.
3. Check-In & Check-Out
3.1 Check-in is from 15:00 and check-out is by 11:00,, unless otherwise agreed.
3.2 Early check-in or late check-out may be available at an additional cost and is subject to availability.
3.3 Unauthorised late check-out may result in additional charges.
4. Use of the Property
4.1 Properties are for short-term accommodation only.
4.2 The property must not be used for parties, events, illegal activities, or commercial purposes without written permission.
4.3 Only the number of guests stated on the booking may stay overnight.
4.4 Excessive noise or disturbance to neighbours will not be tolerated.
5. House Rules
5.1 Guests must respect the property, furnishings, and neighbouring residents.
5.2 Smoking is strictly prohibited inside all properties unless explicitly stated.
5.3 Pets are not permitted unless explicitly agreed in writing.
5.4 Any breach of house rules may result in immediate termination of the stay without refund.
6. Damage, Loss & Security Deposits
6.1 Guests are responsible for any damage, breakages, or loss caused during their stay.
6.2 We reserve the right to charge the guest for repairs, replacements, or additional cleaning.
6.3 Where applicable, a security deposit may be held and partially or fully retained to cover damages.
7. Cleaning & Maintenance
7.1 Properties are professionally cleaned prior to arrival.
7.2 Guests are expected to leave the property in a reasonably clean and tidy condition.
7.3 Additional cleaning costs may be charged if excessive cleaning is required.
8. Cancellations & Refunds
8.1 Cancellation terms will be clearly outlined at the time of booking.
8.2 Refunds (if applicable) will be processed using the original payment method.
8.3 No refunds will be issued for early departure or unused nights.
9. Health & Safety
9.1 Guests must familiarise themselves with safety information provided in the property.
9.2 Newcastle Stays accepts no liability for accidents, injuries, or illness occurring during the stay, except where caused by proven negligence.
9.3 Children must be supervised at all times.
10. Liability
10.1 Newcastle Stays is not responsible for loss or damage to guests’ personal belongings.
10.2 Our liability is limited to the total cost of the booking, except where prohibited by law.
11. Right to Refuse Service
11.1 We reserve the right to refuse or terminate accommodation where behaviour is deemed inappropriate, unsafe, or in breach of these Terms & Conditions.
11.2 In such cases, no refund will be provided.
12. Privacy & Data Protection
12.1 Personal data is handled in accordance with UK data protection legislation.
12.2 Guest information will only be used for booking management and legal compliance.
13. Amendments
13.1 Newcastle Stays reserves the right to amend these Terms & Conditions at any time.
13.2 The latest version will always be available on our website.
14. Governing Law
14.1 These Terms & Conditions are governed by the laws of England and Wales.
14.2 Any disputes shall be subject to the exclusive jurisdiction of the English courts.
